Frequently Asked Questions

These are the questions relocating owners raise most often. They are grouped by topic so you can jump to the part of the move that is worrying you.

Your cash offer, timed to the move

Form 01

Start with the property address and your best number.

Dates drive nearly every relocation decision, so the first group covers how a closing date is set and what can push it around.

Setting the date

If your date comes from orders, the page about selling around a PCS report date adds context; for a civilian move, see the notes on selling ahead of a new job start.

Money

The second group covers offers, costs and loan payoffs. A useful habit is to keep every written figure you are given in one folder with the date it was given.

Comparing your options

If you are deciding between a sale and a lease, our comparison of renting the house versus selling it lays out the trade-offs, and owners paying for two homes can read about the strain of two house payments.

Give Us the Address and the Date You Leave

We work backward from your departure. Send the basics and someone local reviews the property, phones you with a handful of questions, and after that puts a cash number in writing with a closing day matched to your departure.

  • No showings to schedule around packing
  • No repair list to finish before the truck arrives
  • Signing can be arranged if you are already gone

Plan the sale around the move

Form 02

Sending this does not commit you to selling.

Selling from a distance

The third group is for owners who have left or will leave before closing.

Access and signing

Our step-by-step guide to each stage of selling directly to us includes the signing options, and the page for owners who have already relocated out of Nevada covers vacant-house concerns.

Condition and leftovers

A house with unfinished projects is still a house we buy; the page on homes that need work before listing explains why.

Military and VA

The last group covers questions specific to service members and VA borrowers. We can explain where a sale fits, but entitlement and legal protections belong with a VA-approved lender and your installation legal assistance office.

VA financing

The overview of selling a VA-financed home outlines the questions to bring to a lender.

Near the base

Owners close to the flight line often start with the Nellis and North Las Vegas area page or the broader valley neighborhood guide.

Questions Movers Ask Us

How soon can we close?

You choose the date, and we work toward it. What controls the earliest possible date is mostly title work: the title search, the payoff from your lender and any HOA documents. We do not promise a set number of days. Once escrow is open, we will tell you plainly whether your target date looks realistic or tight.

Can the closing happen after I have already moved?

Yes. Many sellers close weeks after the truck has gone. The house can sit vacant until closing, and signing can happen in your new city through a mobile notary or, if the title company accepts it, remote online notarization. Keep utilities on until closing so the house stays protected and can be walked through.

What if my orders or start date change?

Let us know right away. Report dates and job starts do move. Depending on where the sale stands, the closing date can often be adjusted by written amendment. Your purchase agreement explains what happens if the date changes or the sale cannot proceed, so read that part carefully before signing.

Can I stay in the house a few days after closing?

Sometimes. A short stay after closing can be written into the agreement when it fits both sides. It needs to be arranged before signing, with the terms spelled out, rather than assumed. Many sellers avoid the question by setting closing for the day they leave.

Do you charge any fees?

There is no charge to request or receive an offer, and selling straight to us means no realtor commission comes out of your proceeds. The purchase agreement lists how closing costs are handled so nothing is a surprise. Be cautious of anyone who asks you for money up front to buy your house; a legitimate buyer pays you, not the other way around.

Will your offer be lower than a listing price?

Usually, yes. We buy as-is, cover the repairs and take the risk of reselling, so our price reflects that. In return you skip repairs, showings and a buyer's financing contingency, and you control the date. If you have time and the house shows well, a listing may net more, and we will say so.

What if my mortgage balance is higher than the house is worth?

A cash sale only works when the price covers the loan payoff and other liens, unless the lender agrees to accept less. That approval process is separate from us and is handled with your lender. If you suspect you are in that position, speak with your lender and a housing counselor before choosing any path.

How are my loan and liens paid off?

The title company requests a payoff statement from your lender and checks public records for other liens. At closing, escrow pays those amounts directly from the sale proceeds and sends the rest to you. You never have to pay a lender yourself to complete the sale, and you receive a settlement statement showing every line.

Do I need to fly back to Las Vegas?

Generally no. We can view the house through a lockbox, a neighbor, a property manager or a live video tour. Closing papers can be signed where you live with a notary that escrow arranges. The title company confirms the exact method before closing so there are no surprises on signing day.

What about furniture and boxes I leave behind?

Take what you want. Anything you plan to leave, such as furniture, appliances, garage shelving or leftover boxes, should be listed or described in the agreement so both sides agree on it. Once that is in writing, you do not have to arrange haul-away or cleaning before closing.

Can you buy a house with tenants in it?

Yes. Some owners rented the house when they first moved and now want out of being a landlord. Existing leases and tenant rights under Nevada law have to be respected, so we review the lease terms and plan around them. Tenants keep the protections their lease and state law give them.

Do I have to make repairs or pass an inspection?

No. We buy in current condition. We walk through the house once to understand it, but you get no list of repairs to finish and no renegotiation over cosmetic items. You should still disclose what you know about the property, as Nevada sellers are generally required to do.

Can I sell a home I bought with a VA loan?

Yes. A VA loan can be paid off through a sale like any other mortgage. Paying it off is typically one route toward restoring VA entitlement for a future purchase, but entitlement rules have conditions, so confirm how they apply to you with a VA-approved lender or the VA before relying on them.

Does the SCRA affect selling my house?

The Servicemembers Civil Relief Act gives certain protections to service members, including on some debts and leases. Whether any protection applies to your home or loan depends on the facts, such as when the loan began. Your installation legal assistance office can review your situation at no cost; we cannot give legal advice.

What if I want to rent the house instead?

That can be a sound choice, especially if you expect to return or have a rate worth keeping. Being a landlord from another state usually means hiring a property manager, holding reserves for repairs and vacancies, and handling tenant turnover remotely. Weigh those costs honestly, and if renting wins, we will not argue.

Which parts of the valley do you buy in?

We buy throughout the Las Vegas valley, from Henderson and the city of Las Vegas up to North Las Vegas, plus unincorporated Clark County pockets such as Spring Valley and Enterprise. Houses near Nellis, in the northwest, on the west side and in the southeast are all within the area we work. Condition and age of the home do not rule it out.
