Centennial Hills: selling on the road between two bases
Centennial Hills sits where the valley meets the US 95 corridor north. That location draws people who work at Creech, and it shapes how a sale goes when they leave.

A northwest name chosen by contest

The northwest part of Las Vegas was given the Centennial Hills name in 2001 through a public naming contest. It is bordered to the north by Tule Springs Fossil Beds National Monument, which preserves Ice Age fossils and is reachable near Moccasin Road and Durango Drive. Floyd Lamb Park at Tule Springs, with its spring-fed ponds, is a long-standing local landmark, and Centennial Hills Hospital opened on Durango Drive in 2008.
Mostly city, with county edges
Most Centennial Hills streets are within Las Vegas city limits. The far northwest still has unincorporated county islands mixed in, so confirm the jurisdiction on your tax bill before assuming which office handles local matters.
Why Creech families end up here
Creech Air Force Base is at Indian Springs, up US 95 to the northwest. Living in the northwest valley trims the city driving from that commute, and the base has supported a park-and-ride near US 95 and vanpool participation, though arrangements can change.
Living between two installations
Households with one member at Creech and another tied to Nellis often pick the northwest because the 215 beltway runs east toward North Las Vegas. When either assignment ends, the house can become the hardest piece of the move. Our guide to selling when orders send you away from Creech covers that timing.
Providence and Skye Canyon
Two newer master plans border the area. Providence, by Focus Property Group, began in 2004 around the Hualapai Way corridor. Skye Canyon, by Olympia Companies, started around 2015 off US 95 toward Kyle Canyon and Mount Charleston.
Give Us the Address and the Date You Leave
We work backward from your departure. Send the basics and someone local reviews the property, phones you with a handful of questions, and after that puts a cash number in writing with a closing day matched to your departure.
- No showings to schedule around packing
- No repair list to finish before the truck arrives
- Signing can be arranged if you are already gone

Housing stock and association layers
- Tract homes from the late 1990s and 2000s near the US 95 interchanges, many now on their second or third owner.
- Newer master-plan homes in Providence and Skye Canyon, usually with both a master association and a neighborhood association.
- Larger-lot pockets in parts of the northwest where some streets keep a more rural feel.
The resale package
When a home sits under an HOA, the Nevada statute covering common-interest communities, NRS Chapter 116, requires certain documents to be provided to a buyer in a resale. Escrow typically requests them. With two layers of association, expect two sets of paperwork.

Selling once you are already gone
Northwest owners often list late because the move came fast. If you have already left Nevada and still own the house, the sale can be handled remotely through escrow. If the place has moving damage, half-packed rooms or deferred maintenance, see a house that is not ready for photos.
What we handle and what you keep control of
We purchase for cash and accept the home in whatever shape the move left it, from scraped door frames to a garage still holding boxes. No agent sits between us, so no commission comes out of your proceeds. You name the day escrow closes, which can be planned around a report date at Indian Springs or a lease start somewhere else.
Desert-edge details worth mentioning
Homes at the edge of open desert sometimes come with sand-scoured paint, irrigation that needs attention or block walls that have shifted. Strong spring winds and summer heat are part of life at the foot of the mountains. Mention anything like that when you reach out. It does not stop a sale; it simply helps us understand the house before anyone visits. Common questions are collected on the seller FAQ.
Areas on either side
East across the valley is North Las Vegas near the Nellis gate. South is Summerlin's village neighborhoods. The full area directory lists the rest.
Common Questions on This Move
Is the commute to Creech the main reason people buy in Centennial Hills?
It is one common reason among military families, since the area sits on US 95 northwest of the city and cuts down on city traffic for that drive. Others buy for the newer housing, the parks, or the hospital nearby. For a seller, it mostly means buyers and renters tied to the base are a familiar part of the local market.
My home has two HOAs. Will that slow down a cash sale?
It adds paperwork rather than a barrier. Each association provides its own resale documents and any payoff of dues owed, and escrow requests them. Building that into the timeline early keeps the closing date you choose realistic. Ask your associations what they charge and how long they typically take.
Can you buy a Centennial Hills house with tenants still in it?
Tell us about the lease when you reach out. Selling a rented house is possible, but the lease terms and Nevada landlord-tenant rules affect timing and access. We will talk through what the tenant situation means for the closing date, and you may want to confirm your obligations with a Nevada attorney.
