Selling a North Las Vegas house when Nellis orders arrive

- Cash buyer
- Sold as-is

The base and the city beside it

Nellis Air Force Base sits on the northeast edge of the valley next to North Las Vegas. The main gate is reached from Interstate 15 by heading east on Craig Road, and Las Vegas Boulevard North runs along the base as well. The Mike O'Callaghan Military Medical Center is on the installation, so medical staff are part of the community that rotates through.
City address or county address
North Las Vegas incorporated in 1946 and runs its own city government, which you can reach through the City of North Las Vegas website. Not every home near the base is inside the city, though. Some streets close to Nellis fall in unincorporated Clark County even with a Las Vegas mailing address. Your property tax bill shows which applies, and escrow handles recording either way.
Three housing eras inside one commute
Postwar and older core streets
The arrival of the base brought military and civilian families in the 1950s and 1960s, and subdivisions grew along the main roads near Craig Road and Las Vegas Boulevard North. Many of these homes have no association at all, and some carry decades of owner updates, or none. They are the houses most likely to need work before a traditional listing.
Aliante and the master-plan years
Aliante opened in 2003 as a master plan developed through a joint venture of American Nevada Corporation and Del Webb. It is organized around trails and city parks, including the Nature Discovery Park, and most of its homes sit under an association with its own resale paperwork.
Newer tracts toward the beltway
Construction continued north toward the 215 beltway and beyond, and areas such as Craig Ranch, with its regional park, mix older homes and recent builds. Newer homes here often have builder-era finishes and active HOAs.
Give Us the Address and the Date You Leave
We work backward from your departure. Send the basics and someone local reviews the property, phones you with a handful of questions, and after that puts a cash number in writing with a closing day matched to your departure.
- No showings to schedule around packing
- No repair list to finish before the truck arrives
- Signing can be arranged if you are already gone

When orders and a listing calendar disagree
Orders usually leave less room than a listing needs. Showings, repair requests and buyer financing can stretch past a report date. Our page on planning a sale around PCS orders walks through that timing problem in detail.
Renting it to the next assignment
Plenty of owners near Nellis consider keeping the house as a rental, since there is steady demand from people arriving on assignment. Managing it from another duty station is its own job, and we lay out the trade-offs in sell now or rent it out from your next base.
VA financing on the current home
Many homes here were bought with VA loans, and questions about entitlement or assumption come up often. Those belong with a VA loan specialist, but our notes on selling a VA-financed house cover what to ask. For legal protections tied to service, the base legal office is the right first call.

How a direct sale fits a north valley home
A dated kitchen in a 1960s ranch, carpet worn down by a few assignments' worth of families, or nail holes from the last round of picture frames: none of it has to be touched before we buy. Since you are selling straight to us, there is no listing commission to subtract. Closing can be scheduled for a day that suits your report window, and it can even fall after you have already driven out of state.
Sorting the house out from the base calendar
Most service members juggle out-processing, the household goods pickup and final inspections at once. A direct sale lets the house stay off that list until you are ready. You can leave furniture you do not want shipped, and you can tell us whether you need the home vacant or would rather close before the movers arrive. Our walkthrough of the steps of a direct cash sale is short. When you know your window, send the address and your move date and we will start from there.
Next door on the map
To the west, Centennial Hills along the US 95 corridor is where many Creech families settle. For the full list, browse every part of the valley we buy in.
Common Questions on This Move
Can I sell my North Las Vegas house after I have already reported to my next base?
Yes. Many sellers near Nellis are gone before closing. Escrow companies in Nevada commonly arrange for documents to be signed remotely or with a mobile notary, though the exact method depends on the title company and the documents involved. You pick a closing date that works from wherever you are stationed.
My house near the base has no HOA. Does that change anything?
It removes one step. Homes under an association need a resale package from the HOA before closing, which takes some coordination. Many older North Las Vegas streets have no association, so that piece simply drops out. Title, payoff and recording still run through escrow as usual.
Do I need to fix things before you will make an offer?
No. We buy houses as-is, including older homes near Craig Road that may need updating. You do not need to repair, paint or clean. Leave behind what you do not want to move and we will account for it when we talk about the house.
