Leaving Summerlin on a deadline
Summerlin's parkways look seamless, but the house you own sits in a specific village, under specific associations, governed by either the city or the county. Sort that out first.

One master plan, two governments

| Portion | Who governs it | What it means for you |
|---|---|---|
| Summerlin inside city limits | City of Las Vegas | City permits and services |
| Summerlin South | Unincorporated town administered by Clark County | County permits and services, Las Vegas mailing address |
Summerlin is a master-planned community, not a municipality. The county describes the unincorporated portion on its Summerlin South planning page. Nevada law governs the sale either way.
Villages built across three decades
The land behind it
The ground under Summerlin was bought by Howard Hughes long before the first subdivision, when the west rim was empty desert. Homebuilding started in the early 1990s, and the master developer today is Howard Hughes Holdings. Because one company has planned the whole area, villages share parkways, trail systems and design rules, but each was built in its own decade.
The first villages
Houses in the earliest villages have been standing for a generation, and many still run on their first roof, pool pump or air handler. If you are relocating, that age is the difference between a quick turnover and a repair list.
Newer villages toward Red Rock
Construction moved west toward Red Rock Canyon National Conservation Area, and those homes are much younger. Red Rock Country Club, a guard-gated golf village, is one of several gated enclaves.
Downtown Summerlin
The open-air district near the 215 beltway is where most residents shop and eat, and it is a handy reference when describing where a house sits.
Give Us the Address and the Date You Leave
We work backward from your departure. Send the basics and someone local reviews the property, phones you with a handful of questions, and after that puts a cash number in writing with a closing day matched to your departure.
- No showings to schedule around packing
- No repair list to finish before the truck arrives
- Signing can be arranged if you are already gone

Associations and what a buyer will ask for
Nearly every Summerlin home answers to a community association, and many also belong to a village or neighborhood association, plus a club in gated golf enclaves. Each one supplies resale documents and confirms any dues owed. Collecting those while you are packing is a chore, but escrow requests them.
Design review and pending violations
Summerlin associations are known for architectural standards covering paint colors, landscaping and exterior changes. If a notice about a dead tree or an unapproved patio cover is open when you sell, it usually surfaces in the resale paperwork. Let us know about any letters you have received, since an as-is buyer can take that on rather than you fixing it from another city.
Trash, landscaping and the empty house
A vacant Summerlin home still has to meet association upkeep rules. Owners who leave before closing sometimes arrange a landscaper or a neighbor to keep an eye on things, which also helps avoid fresh violation letters during escrow.

When a transfer pulls you out of the west valley
Summerlin draws many professionals, and a job transfer that comes with a hard start date is one of the most common reasons we hear from owners here. Some have already closed on a home in the new city and are carrying both payments; our page on paying two mortgages after buying the next house covers that squeeze. For service members, the drive from Summerlin to Nellis or north to Creech is a long one, so orders here can also mean a full sale.
Our offer is cash for the house exactly as it stands, aging pool equipment included. You skip contractor bids, you skip paying a listing agent, and the closing is pinned to a date you choose around the new job. Read how our sale timeline works before you decide, then share your Summerlin address and start date when you are ready.
Bordering parts of the valley
North of Summerlin is the Centennial Hills area, and to the southeast is central Spring Valley. See all six valley areas for the others.
Common Questions on This Move
How do I know if my Summerlin home is in the city or the county?
Before your move, look at the yearly tax statement or the Clark County Assessor's online parcel record to see the taxing district. Homes in Summerlin South are in unincorporated Clark County, while much of the rest of Summerlin is inside the City of Las Vegas. The mailing city reads Las Vegas in both cases, so the address alone will not tell you.
Do you buy homes in gated Summerlin villages?
Yes. A gated enclave just means arranging gate access for whoever has to walk the house, such as an inspector. If you have already moved, we coordinate with you on how to get through the gate, and the club or association paperwork goes through escrow with the rest.
My Summerlin home is older and needs updates. Is that a problem?
Not for a direct sale. Homes in the early villages often have original finishes and aging systems, and we buy them in that condition. Replacing a roof or updating a kitchen before your move is not needed. We look at the condition honestly and talk through it with you.
