Southern Highlands and Enterprise

Moving out of Southern Highlands or Enterprise

The south end of the valley has filled in quickly, with gated golf enclaves and large master plans. For a seller in a hurry, gates and association layers are the local details that matter most.

Your cash offer, timed to the move

Form 01

Start with the property address and your best number.

Enterprise, the county town south of the Strip

Enterprise is an unincorporated town in Clark County covering a large stretch of the southern valley. Southern Highlands, Mountain's Edge and several other master plans fall inside it, so a Las Vegas mailing address here usually means county services, not city ones.

Getting in and out

Interstate 15 runs along the east side of the area, and the 215 beltway crosses its north end. Harry Reid International Airport is not far up I-15, which helps sellers who fly back for a walkthrough or closing. The same freeway runs south toward California, a route many relocating households take with a trailer or moving truck in tow.

Southern Highlands up close

Olympia Group, led by Garry Goett, began developing Southern Highlands in the late 1990s in the southwest foothills. Its private golf club, a father-and-son design from the Robert Trent Jones family, opened in 2000 and gives the community its country-club identity.

Gated enclaves and open neighborhoods

Much of the community is organized into guard-gated enclaves, alongside neighborhoods without gates. If you have already moved, an inspector or appraiser needs gate access, so arrange that with the guard house or association in advance.

Two association layers

Homes typically belong to a master association and also to their enclave's sub-association. Each produces resale documents and a statement of any dues owed.

Give Us the Address and the Date You Leave

We work backward from your departure. Send the basics and someone local reviews the property, phones you with a handful of questions, and after that puts a cash number in writing with a closing day matched to your departure.

  • No showings to schedule around packing
  • No repair list to finish before the truck arrives
  • Signing can be arranged if you are already gone

Plan the sale around the move

Form 02

Sending this does not commit you to selling.

Mountain's Edge and the wider southwest

West of Southern Highlands, Mountain's Edge is a Focus Property Group master plan that began selling homes in 2004. It is organized around parks, trails and Exploration Peak Park, a natural-area hill you can hike. Most homes are from the mid-2000s onward with HOA coverage, so condition is usually less of a concern than timing.

Other plans inside Enterprise, such as Silverado Ranch and Coronado Ranch, filled in around the same years. Together they make the south valley a place of stucco two-stories, small backyards and community parks, much of it bought by people who came for work and may leave for the same reason.

Newer homes, different pressures

In this part of the valley the issue is rarely a failing roof. More often the owner already bought in the next city, or the move came before the house could be staged.

Selling the south valley house from somewhere else

If you have already relocated, selling a Las Vegas home from another state explains how remote signing and escrow usually work. Owners who bought before they sold often end up carrying the old mortgage and the new one at once. For a VA loan, start with VA loan considerations when you sell and confirm specifics with a VA lender.

Keeping a vacant south valley home in good standing

An empty house in a gated enclave still gets association inspections. Before you leave, it helps to keep irrigation timers running, arrange trash-can pickup, and give the guard house a contact number for emergencies. Those small steps keep violation notices from piling up while the sale is pending.

Our part of the deal

We pay cash, take the house in its present condition and skip the listing process entirely, so there is no commission to an agent. You decide on the day escrow closes, whether that is before your movers come or weeks after you have settled somewhere new. The outline of our process takes a few minutes to read.

Neighboring areas

North of Enterprise is Spring Valley in the central-west valley, and to the east is the City of Henderson. The list of every area we cover has the rest.

Common Questions on This Move

Is Southern Highlands part of the City of Las Vegas?

No. Southern Highlands falls within Enterprise, which is an unincorporated town run by Clark County, even though addresses use Las Vegas as the mailing city. That means county services and county records. The sale itself still follows Nevada law, and escrow handles the title work.

How do showings work in a guard-gated enclave if I am out of state?

With a direct sale there are no public showings, just the visits needed to understand the house. Those visitors still need gate access, so we coordinate with you on adding them to the guest list or meeting them at the gate. Your association can explain its access rules.

My home is fairly new. Why would I sell for cash instead of listing?

For newer south valley homes the reason is usually timing, not condition. If you are paying two mortgages, are on orders, or have already moved and do not want to manage a listing from afar, a direct sale with a closing date you choose can be simpler. Listing may get you more, so compare both before you decide.
