Spring Valley sellers on a moving timeline
Spring Valley is one of the most central places to live in the valley, which is why so many people who work near the Strip own here and why a transfer can leave the house behind quickly.

From a racetrack to an unincorporated town

The Stardust International Raceway opened in 1965 on land west of the Strip. Pardee Homes bought the property around 1970 and began building a community called Spring Valley in the mid-1970s, named for its view of the Spring Mountains. Residents petitioned county commissioners for town status, which was granted in 1981, and the name now covers a large part of the southwest valley.
Spring Valley is not a city, so local services come from the county. The county's Spring Valley planning page shows its boundaries. Mail still says Las Vegas, which is why so many owners are surprised to learn their house has never been inside the city. For a sale, that mostly affects where you would look up permits for past work such as a patio cover or an added room.
The housing you find here
Original Pardee-era streets
The oldest neighborhoods date to the late 1970s and 1980s. Many are single-story homes with block walls and aging systems, and some have never been fully updated.
Later tracts toward the 215
Building spread west and south toward the 215 beltway through the 1990s and 2000s, adding two-story tract homes and townhome communities.
HOA coverage is uneven
Some older streets have no association, some have a small one, and newer gated pockets have full-service HOAs. Find out which applies before you set a date, because it changes the paperwork.
Renters and long-time owners side by side
Because the area is central and some of its housing is older, many blocks mix long-time owners with rentals and recent buyers. A relocating seller here may be the original owner of a house bought decades ago, or someone who bought only a few years back and now has a job somewhere else. Both situations are common, and both work with a direct sale.
Give Us the Address and the Date You Leave
We work backward from your departure. Send the basics and someone local reviews the property, phones you with a handful of questions, and after that puts a cash number in writing with a closing day matched to your departure.
- No showings to schedule around packing
- No repair list to finish before the truck arrives

Landmarks that shape daily life
Spring Mountain Road and Chinatown
The commercial strip known as Chinatown grew along Spring Mountain Road after Chinatown Plaza opened in 1995, and the governor formally designated the district in 1999. For many residents it is the area's main street for groceries and restaurants.
Health care and parks
Spring Valley Hospital opened on South Rainbow Boulevard in 2003 as the first acute care hospital in the southwest valley. Desert Breeze Park is one of the larger regional parks in the county system, with fields and open space that anchor the surrounding blocks.
A short drive to work
Being a few minutes from the Strip and the 215 makes the area popular with hospitality, health care and service workers. When one of those employers relocates someone, or a better offer comes from another city, the move tends to happen fast.

Why Spring Valley owners call us
A transfer to an out-of-state employer tops the list of calls from this part of town. Plenty of owners also wonder about turning the place into a rental, given how central it is, and our page on deciding whether to sell or become a landlord sets out both sides honestly. Owners of the older Pardee-era homes often know the house needs more than a weekend of work before it could be listed, which is what selling a house that is not listing-ready addresses.
We are cash buyers who take older Spring Valley homes with their original cabinets, tired stucco and all. You hire no contractors, pay no agent and set the closing day yourself. If you want the process first, see what happens after you contact us.

Common Questions on This Move
Spring Valley addresses say Las Vegas. Am I in the city?
Usually not. Spring Valley is an unincorporated town, so Clark County provides local services even though the mailing city is Las Vegas. The jurisdiction is confirmed on your property tax bill or through the Assessor's parcel lookup. For a sale, Nevada law applies either way and escrow handles recording with the county.
My older Spring Valley house has no HOA. What paperwork is left?
Without an association, there is no HOA resale package to request, which removes a step. Escrow still handles title, any mortgage payoff and recording. If there are liens, permits for past work or other title questions, those come up during escrow and we talk through them with you.
Can I leave furniture and belongings behind?
Yes. Many relocating sellers bring only what fits in the car or the moving allowance. Tell us what you plan to leave, and we will factor it in when we discuss the house. You do not need to haul everything to the curb before closing.
