Your Start Date Is Set. The House Can Follow.
A transfer moves fast once you say yes. A direct sale lets you schedule the house like any other part of the relocation, instead of waiting on the market.

When the Offer Letter Comes With a Moving Date

Job transfers tend to arrive in one burst. You accept the role, human resources sends a start date, and suddenly you are pricing movers, hunting for housing in a city you barely know and wondering what to do about the house in Las Vegas. Some people have weeks. Some have far less. Either way, the house is the one piece of the move you cannot simply box up.
We are a cash buyer based here in the valley. We purchase homes across Las Vegas as they are, so the house you are leaving needs no repairs or cleaning, and no realtor commission comes out of the sale. You decide when closing happens, which means you can place the sale before your last day in town or after you have already started the new job.
Read the Relocation Package Before You Decide
What employer packages sometimes include
Relocation benefits vary widely. Some employers cover movers and temporary housing only. Others work with relocation companies that offer home sale assistance or buyout programs, and some reimburse certain selling costs. The terms differ by employer, so read the policy closely and ask your relocation counselor what counts as a reimbursable expense before you put your name on any agreement, ours included.
Questions worth asking human resources
- Is there a deadline for using home sale benefits?
- Does the package cover a direct sale, or only a listing with an approved agent?
- Will the company cover overlapping housing costs, and for how long?
When a direct sale still makes sense
If your package is limited, or if its program requires repairs or showings you cannot manage from a new city, a direct offer can be compared side by side with the employer route. Some owners simply want the certainty of a known buyer and a known date.
Give Us the Address and the Date You Leave
We work backward from your departure. Send the basics and someone local reviews the property, phones you with a handful of questions, and after that puts a cash number in writing with a closing day matched to your departure.
- No showings to schedule around packing
- No repair list to finish before the truck arrives
- Signing can be arranged if you are already gone

The Cost of Carrying a House You No Longer Live In
Leaving a house behind while it waits for a buyer means paying the mortgage, HOA dues, insurance, utilities and landscaping for a home you are not using. In a Las Vegas summer, a vacant house still needs the air conditioning set high enough to protect the interior, and someone has to check on the pool, the irrigation timer and the mailbox. Those costs pile up quietly while you are focused on a new job.
If you have already closed on a home in the new city, that strain doubles. We wrote a separate page for owners juggling payments on two houses at once, and another for anyone who has left Nevada with the house still unsold.

Our Transfer Sale Sequence
- Tell us the timeline. Share your start date, your planned departure and any benefit deadlines from your employer.
- Schedule one walkthrough. You can be there, or a family member or neighbor can let us in. Unfinished projects and half-packed rooms are fine.
- Review a written offer. Compare it with your relocation package and with a traditional listing. Take the time you need.
- Close where you are. A local title company handles escrow, and signing can usually be done in Las Vegas before you leave or remotely after you go.
The step-by-step detail, including what title and escrow do on your behalf, is on our explanation of the way a direct cash purchase closes.
Valley Neighborhoods Where Transfers Are Common
Master-planned communities on the west side
Professionals relocating out of Las Vegas often own in planned communities such as Summerlin on the western edge of the valley, where HOA rules shape what needs to happen before a sale. We are familiar with how those associations handle resale paperwork.
Commuter areas near the southern employment centers
Owners heading out from Spring Valley west of the Strip and from homes in Henderson make up a steady share of the transfer calls we get. Each area has its own HOA patterns, home ages and buyer pool, and we account for that in the offer.
Timing the Sale Around Your Last Day in Town
Closing before you leave
Some transferring owners want everything signed while they are still in the valley. That keeps the paperwork simple: you sign with the title company in person, hand over keys and drive away with the house behind you. It works best when the start date gives you a few weeks of runway and you are comfortable living out of suitcases or a short-term rental for the last stretch.
Closing after you start the new job
Others would rather stay in the house until the movers come, then close later from the new city. Because you pick the closing date, the sale can wait until after your first day. In the meantime you remain the owner, so keep the utilities and insurance in place, leave the air conditioning set to protect the house, and give someone you trust a key in case the HOA or a neighbor needs anything.
Neither approach is better in general. The right one depends on how much overlap your employer covers, how comfortable you are leaving a vacant house for a few weeks, and whether you want the equity available for a purchase in the new city. Whichever you choose, tell us at the start so the title company can plan the signing method around it, and so nobody is surprised by a last-minute request to fly back to Las Vegas.
What to Gather First
Have your mortgage statement, HOA contact and any relocation policy documents nearby. If you are also weighing whether to keep the house as a rental, our side-by-side look at holding the house as an investment versus selling may help. Answers on closing costs and how long the sale takes are gathered in our seller FAQ.
Common Questions on This Move
Can I sell to you if my employer offers a relocation program?
Usually yes, but check your policy first. Some programs only pay benefits if you list with an approved agent or go through a relocation company, and selling another way could mean giving those benefits up. Ask your relocation counselor in writing, then compare their route with our written offer before making a choice.
Do I need to be in Las Vegas for the closing?
Often not. Title companies in Nevada regularly work with sellers who have left the state, using mobile notaries, overnight documents or remote online notarization when the title company and the transaction allow it. Ask the title officer early which method they will use for your sale so there are no surprises near the date.
What if I need to leave before the house is empty?
That happens a lot with transfers. Pack the things you want for the new city and leave everything else behind, as long as we agree in writing which items stay. We handle what remains after closing, so you do not need to book a junk hauler or a cleaning crew from another city.
