Six parts of the valley, six different moving situations
A house near the Nellis gate and a house in a gated Henderson enclave face different paperwork, different associations and different logistics when the owner has to leave. Start with the part of town you own in.

Why the neighborhood matters when you are leaving

Owners who call us are usually on a clock that someone else set: a report date, a start date at a new employer, or a family need in another state. The house itself has to fit into that schedule, and the part of the valley it sits in quietly decides a lot of the details. One street answers to a city hall while the next is unincorporated Clark County. One subdivision has no association at all, and another stacks a master association, a sub-association and a guard gate on top of each other.
The pages below walk through each area we buy in, with local detail that matters to a seller who is relocating. If you are still sorting out the bigger decision, the overview of moving situations we handle is a better starting point.
Geography also decides who your likely buyers or tenants would be. Homes near the north end of the valley sit close to the two Air Force installations, the central and west valley house many people who work in hospitality and health care, and the south and southeast are dominated by master plans with active associations. Each page notes what that means if you are trying to sell before, during or after a move.

Nellis / N. Las Vegas
Near the Nellis gate, ownership turns over with assignments. City or county jurisdiction, three housing eras, and how a cash sale lines up with orders.

Centennial Hills
Northwest Las Vegas along US 95 toward Creech. Fossil beds, newer master plans, layered HOAs, and selling once the next assignment is set.
- 36.162° N · 115.311° W
Summerlin
Which government, which village era and which associations apply to your Summerlin house, and how that plays into a sale timed to a new job.
- 36.108° N · 115.245° W
Spring Valley
A county town built on old raceway land, close to the Strip. Mixed-age homes, uneven HOA coverage, and selling when work moves you elsewhere.

Southern Highlands
Gated golf enclaves, Mountain's Edge parks, and county-town addresses south of the Strip. What changes when you sell from here on short notice.
- 36.040° N · 114.982° W
Henderson
A separate city with a wartime past and decades of master plans. Matching your Henderson home's era and HOA to a move-first sale.
The north valley, closest to the bases
North Las Vegas near Nellis
Nellis Air Force Base borders North Las Vegas on the northeast side of the valley, and many households with orders own within a short drive of the gate. Housing ranges from postwar subdivisions to the Aliante master plan and newer tracts near the northern beltway. Read the North Las Vegas and Nellis area guide for jurisdiction and housing-era notes.
Centennial Hills
The northwest corner sits along the US 95 corridor, which is the road toward Creech Air Force Base at Indian Springs. Newer master plans such as Providence and Skye Canyon border it. The Centennial Hills page covers the landmarks, the association patterns and the two-base geography.
Give Us the Address and the Date You Leave
We work backward from your departure. Send the basics and someone local reviews the property, phones you with a handful of questions, and after that puts a cash number in writing with a closing day matched to your departure.
- No showings to schedule around packing
- No repair list to finish before the truck arrives
- Signing can be arranged if you are already gone

The west and central valley
Summerlin
Summerlin is a master-planned community rather than a city. Some villages sit within Las Vegas city limits, while the Summerlin South portion falls under county administration. Its villages span several decades of construction. See the Summerlin seller notes for the village and association picture.
Spring Valley
Spring Valley began as a Pardee Homes community on the old Stardust raceway land and became an unincorporated town in 1981. It is central, close to Chinatown on Spring Mountain Road and to Strip-area employers. The Spring Valley area page explains the older stock and the mixed HOA situation.

The south and southeast valley
Southern Highlands and Enterprise
Enterprise is the unincorporated county town south of the Strip, and it includes the guard-gated Southern Highlands golf community and the Mountain's Edge master plan. Gated enclaves add a scheduling step for anyone who needs access. The Southern Highlands and Enterprise guide lays that out.
Henderson
Henderson is its own incorporated city with roots in a wartime magnesium plant, and it grew through master plans such as Green Valley, Anthem and Inspirada. Its distance from Nellis shapes who lives there. Visit the Henderson relocation page for the decade-by-decade breakdown.
What does not change from one area to the next
Wherever the house is, our side of the sale works the same way. We pay cash and take the property in its current condition. Nothing has to be repaired, painted or scrubbed first. Because the sale is direct between you and us, no listing agent takes a commission. The calendar belongs to you: the closing lands on whatever date you pick. That last point matters most to people on orders or a new-job timeline, because the sale can be set around the move instead of the other way around.
- Service members can start with selling ahead of PCS orders.
- Civilians relocating for work can read about a house sale during a job transfer.
- Anyone who wants the mechanics first can review our step-by-step sale process.
If your street is near one of these areas but not inside it, reach out anyway. These six pages describe the parts of the valley we know best, not hard boundaries.
Common Questions on This Move
Do you only buy inside these six areas?
No. These pages cover the parts of the Las Vegas valley where many relocating owners live, but they are not strict borders. If your home is in a nearby neighborhood, an unincorporated pocket, or a street that sits between two of these areas, tell us the address and we will let you know whether it is a fit for a direct cash sale.
Does it matter if the house I am leaving sits in a city or in unincorporated Clark County?
It can affect which government handles permits, local services and certain records, so it is worth knowing. Nevada state law governs the sale either way. The jurisdiction usually shows on your property tax bill or in Clark County Assessor records. Escrow handles the title and recording steps regardless of which side of the line you are on.
I own in one area but I am moving to another part of the valley. Can you help?
Yes. Some owners are not leaving Nevada at all, just moving across town for a new job or a family need. The process is the same: you tell us about the house, we look at it as-is, and you set the closing for the day the moving truck heads to your new place.
